Tenant audit & production of a tenant gap analysis to identify opportunities
Identification of tenants at risk, tenants who need to upsize, activate discussions with all active occupiers
Investment advice on maximum value recovery
Review of planning & identification of higher value land uses
A single point of contact for all property, accounting & legal queries
General rent review policy or policies for the Property to maximise reversion where possible.
Implementation of such general rent review policy or policies Reporting to & assessment regarding the effect on value of lease conditions & terms, & tenant mix including making recommendations for improvements
Investigating, reporting & making recommendations on the need for general marketing of the Property
Reporting with recommendations for & assessing with the Client/Fund all budget policies & making recommendations for improvements
Supplying analysis of past & future rental & capital value growth, & performance & recommendations for policy changes to achieve maximizing such growth & performance generally.
Supervising all arrangements for, reporting on & making recommendations for all proposed professional appointments
Monitoring of & reporting on the day-to-day performance of appointed agents and contractors on health & safety
General advice on value & indicative valuations as & when requested by the Client/Fund
Supported Living
Spectrum is working closely with partners on the delivery of a pipeline of residential properties for occupation by vunerable adults who require support in their day to day lives.
The aim is to create opportunities to invest into quality residential property with the underlying income stream derived from Local Authorities.
